Greater Noida upgrades: What's the real all-in cost and negotiation scope?
Since January I've been shortlisting flats in this city. Currently in a 2BHK in Sector 107, thinking of upgrading to a 3BHK or maybe a small villa in Noida Extension. Prices are wild, yaar, for a decent 3BHK it's easily ₹80L+ for something from ATS or Godrej. My main concern is the actual 'all-in' cost. Builders quote one price, but then PLC, parking, stamp duty, registration, sab add ho jaata hai. Kitna extra expect karna chahiye over the base price? Also, negotiation ka scene kya hai Greater Noida mein? Kya builders like Kanha Enclave really come down on price, ya fir they just offer some small 'spot discount' which isn't much? Any actual experiences with negotiating big amounts? What's a realistic percentage off one can hope for? Is it even possible to save much on these extras?

U8, I can share my experience. My cousin booked a 3BHK in Godrej Golf Links, I think it was near Ajayabpur, around 2 years ago. They had committed possession in 2024, but it looks like it might be delayed by 6-8 months. As for negotiation, they got a decent deal only because it was during a specific launch offer with a payment plan. Current market conditions in Greater Noida are very seller-friendly, so builders have less incentive to negotiate. Don't expect miracles now, unless it's a very old, stalled project.
I'm also eyeing ATS and Godrej in Noida Extension. Unka track record aur possession ka kya scene hai? Suna hai ATS ke kuch projects mein delays hain. Any first-hand experiences with their current projects? Are they worth the premium considering the potential headaches?
Negotiation? Lol! Main toh thak gaya tha ATS ke saath deal karte karte. They are so rigid. Ek baar Alistonia Estate mein ek project dekha tha, builder ne bola 'spot discount' ₹50,000 ka, but that's like 0.5% on an ₹80L flat! It's more of a formality. They just don't budge on the base price much, especially for good projects. Only thing they might offer is waiving some small charges or maybe a free AC. RERA ka koi effect nahi hua kya builders pe in terms of flexibility?

U5, exactly! RERA hasn't really helped with negotiation. My experience with a builder near Alpha II was similar. They gave me a 'festival offer' which was just a ₹1L discount on a ₹90L flat. Plus, they forced me to pay for an extra parking slot I didn't need. The only time I saw some flexibility was on a ready-to-move property where they wanted to clear inventory, but even then, it wasn't more than 2-3% on the overall cost. Forget big amounts.
True, U4. Builders are kings. RERA ne bas paperwork badhaya hai, prices ya negotiation power nahi.

Kitna extra expect karna chahiye over the base price, realistically?
U1, realistically, prepare for 12-15% extra on top of the base price. Stamp duty and registration alone can be 7-8%. Then there's power backup, maintenance advance, even GST on some charges. Builders like Kanha Enclave in Alpha I also add development charges. So yes, your friend's 15-18% is very real.
