Greater Noida West keeps coming up every time I shortlist something for investment. I'm based in Dubai and can't do site visits easily, so I need ground truth. Is it still a good investment, or have prices already peaked here? I'm worried about property management and legal clarity from afar. Looking at 2/3 BHK options in sectors around Gaur City or near the proposed Rapid Rail corridor. Is the ROI still decent for a long-term hold, or are we looking at slow growth now? The rapid rail news sounds promising, but not sure how much it will impact current valuations. What does the community think about current value and future prospects in GN West? Which specific projects or sectors offer the best value for an NRI investor like me?

Bhai, Greater Noida West ka hype toh bahut hai, but ROI ab utna attractive nahi lag raha. Prices already upar ja chuke hain. Mujhe toh lagta hai peak ho gaya hai, especially around Gaur City. Naye projects mein possession delays ka bhi darr hai.
But long-term
Sahi keh rahe ho. Builder ne phir se date extend kar diya lol.
