Greater Noida West property prices are so inflated.

Visited a few projects in Greater Noida West last weekend. Honestly, I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. My budget is around ₹80L for a 2BHK. But Greater Noida West mein prices itne upar chale gaye hain, are they really justified? Builders like Godrej and ATS have projects, but negotiation ka kitna scope hai, I wonder? Also, commute ka kya scene hai, especially with the Aqua Line. Is last-mile connectivity achhi hai? And safety for families, especially at night, is a big concern. Kya koi issues hain with law and order in societies there? EMI vs rent math is killing me, should I wait ya abhi le lena chahiye?
