Budget finalised, loan pre-approved for an upgrade. I'm currently in a 2BHK in Sector 137, looking at a 3BHK or villa in Greater Noida. What's the real all-in cost for a 3BHK around ₹1.5 Cr, say with Dasnac projects near Yamuna Expressway? Beyond the base price, how much extra for stamp duty, registration, and PLC usually? Is Gijhore still a good bet for finding some price correction, or are those days gone? Trying to maximise ROI, you know. Any tips on spotting underpriced assets?

Dasnac projects are usually good quality, but near Yamuna Expressway, you need to check connectivity properly, especially if you commute daily. And for underpriced assets, sometimes smaller, less-known builders offer better rates, but their track record is risky. Always check RERA registration and project completion history. My experience with 'all-in' cost was brutal. Booked a flat in a project near Alistonia Estate. Base price was ₹1.2 Cr, but by the time I got possession, the total outflow including PLC, car parking, power backup, IFMS, and GST, along with stamp duty and registration, crossed ₹1.45 Cr. The builder’s initial quote was so misleading. Always ask for a detailed breakdown, written down, before signing anything. Don't trust verbal promises, they'll burn you.
PLC (Preferential Location Charges) are extra charges for flats with better views, higher floors, corner units, etc. Builder apne hisaab se charge karte hain, it's purely discretionary. GST is 5% on under-construction residential properties without ITC (Input Tax Credit), and 1% for affordable housing. Make sure they clearly mention if ITC benefit is passed on or not, which usually isn't for residential projects.
