It's tough out there for first-time buyers. The best way to deal with this is to ask for a 'final cost sheet' from the builder, with every single charge listed, and get it signed. If they hesitate, it's a red flag. Aur agreement mein specifically likhwao ki no hidden charges beyond this list.

@U9 Haan, but builder toh bol dete hain ki 'subject to change' ya 'government charges as applicable'. Phir kya karoge? Mera ek friend Alistonia Estate mein phasa tha, registry ke time stamp duty ke alawa bhi kuch naye charges aa gaye the. Bahut mushkil hai.
See, the real issue is that the 'all-inclusive' term is so loosely defined by builders. They include basic construction cost, sometimes IDC/EDC, but conveniently leave out Power Backup charges, Lease Rent for 99 years (which is a big chunk!), one-time corpus fund, fire safety charges, and even the cost of getting your property registered. In the current market, with material costs rising, builders are finding new ways to recover.
Neoshape Sector 21 ka RERA number kya hai? Aur project completion date kya commit kar rahe hain? Recently Ajayabpur mein ek project delay hua tha, usme bhi 'all-inclusive' bola tha, baad mein pata chala ki development charges alag se lag rahe hain.
@U6 Construction linked payment plans bhi ab safe nahi hain, builder toh milestones bhi delay kar dete hain.
@U5 Neoshape Sector 21 ka RERA ID hai UPRERAPRJXXXX (hypothetical, but looks real). Initial completion date 2025 end hai but market sources bol rahe hain ki 2026 tak ja sakta hai. Ajayabpur wala case maine bhi suna tha, pura budget bigad jaata hai. Make sure your payment plan is linked to construction milestones, not just dates.
100% agree. My brother bought in Alpha II, Greater Noida, 3 years back. Brochure mein jo price tha, possession pe 10-12% extra laga. Registry charges, GST on amenities, even car parking ke liye alag se charge kar diya jabki bola tha included hai. Builders make a killing on these hidden costs. Make sure you get a detailed breakdown in writing, har ek cheez ka.
Bhai, you're absolutely right. 'All-inclusive' is a myth in Greater Noida, especially with these new projects. Neoshape ka track record bhi kuch khaas nahi suna maine. Expect charges like maintenance advance, club membership (mandatory), electricity meter charges, and sometimes even IFMS (Interest Free Maintenance Security) jo return hone mein saalon lag jaate hain.
@U3 Haan, ek security deposit jaisa hota hai. Usually 2-3 years ka maintenance advance le lete hain. Bahut builders toh refund karte hi nahi, ya fir itna paperwork karwaate hain ki banda thak jaata hai. Check your agreement carefully, some don't even mention the refund clause clearly.
So IFMS is basically a deposit they hold onto? Kitna hota hai generally?
