Greater Noida's 'final price' is a total myth.

₹85 lakh for my 2BHK in Sector 140A wasn't the final number. Just moved into my Shiv Shakti Homes apartment last month, and the actual all-in cost was way higher than the property price. Things nobody told me about before possession included the final PLC adjustments and some weird 'club membership' fees. That super area vs carpet area calculation also felt like a trap for maintenance charges later. Honestly, I thought I negotiated well, but still got hit with surprises. Is this normal here? Did anyone else experience this with their final cost sheet in Greater Noida?
