Did some research on Nitishree projects near Sector 44 and honestly, prices seem quite high. I'm based in Dubai, so can't do a site inspection myself. For a 2BHK, they're quoting around ₹78L, but I'm worried about the all-in cost. Kya lagta hai, is there any real room for negotiation in Greater Noida right now, especially with Nitishree? I'm hearing about price corrections in some pockets but not sure if it applies here. Also, what about hidden charges? Stamp duty, registration, PLC, parking, interiors – kitna extra lag jaata hai? I need to know the actual total outlay before committing. Is it possible to find underpriced assets near Yamuna Expressway instead? My budget is around ₹80L, primary goal end-use, but ROI bhi important hai.
