Did a site visit to RJ Group's new project in Sector 100 last Saturday. The 3BHK pricing, like ₹1.5 Cr for a 1600 sqft unit, felt totally bonkers. I'm currently in a 2BHK in Sector 137, thinking of upgrading, but this premium feels unjustified. Everyone glorifies Greater Noida's appreciation due to Jewar and FNG, with talk of 5-10% yearly rises, but nobody talks about actual value. It's like builders just inflate numbers expecting we'll pay. Are there any genuine price correction zones left in Greater Noida, or is that just a myth now? I'm already on a home loan, and frankly, I don't see the value in paying such a huge premium. Change my mind.
