Green Heavens Apartment feels like a mixed bag for first-time buyers. I'm looking at it for my first home, honestly trying to figure out if it's genuinely good to live in daily, or just looks great on paper. The brochures show a ton of amenities – club house, gym, pool – but are these actually well-maintained and useful? Or do they become hefty maintenance charges later? My parents keep saying to check the 'real' amenities, not the brochure ones. What's the neighborhood quality like? Are schools, hospitals, and markets easily accessible? Not sure if the ₹1.05 Cr–₹3.25 Cr price range is justified if daily life isn't smooth. Anyone living there or visited recently? What's your honest take on the community vibe and actual amenity quality?

But the possession date confirms it's not new construction. For this price range (₹1.1 Cr – ₹3.3 Cr), you can definitely find better options in upcoming areas with modern amenities and lower initial maintenance. Don't fall for brochure pictures, especially for such an old building; always do a physical inspection of every corner.
I almost booked a flat there two years ago, but then dropped the plan. The location near Alaknanda is good, no doubt, and connectivity is decent. But the society management was a huge red flag for me; they had constant issues with water supply and lift breakdowns in some towers. Bhai, 2001 ka possession hai Green Heavens ka. Maintenance toh problem hogi hi after 20+ years. Price range bhi bahut zyada lag raha hai for such an old property, even if it's in a good location.
