Green spaces in Noida Ext projects are mostly a lie

My budget is finalised, loan pre-approved – now I'm stuck on which project truly delivers beyond the brochure. I'm in real estate myself, so I see through most marketing fluff, but buying for *me* is different. Looking at Supertech Aadri and similar projects in Noida Extension. They show these massive green spaces and kids' play areas in the renders, but usually it's just a tiny patch or half-finished. Does anyone have real experience with actual usable green space there? Or is it all just 'super area' on paper? Same for security: builders promise 24/7 CCTV, visitor management, but what's the ground reality? Are guards trained? Is the tech just for show or does it work? For an investor, these things impact resale and tenant retention hugely. Don't want maintenance headaches later due to poor initial quality or false promises. Thoughts?
