Been looking for investment properties since Diwali last year, Green Valley Affordables and Luxury Homes in New Delhi caught my eye. I'm in real estate, but buying for myself feels different. It's ready-to-move, good. But with prices ₹27.51L to ₹60.52L, is capital appreciation still there? Builder ka track record kya hai post-possession price movement mein? Log bolte hain rental yield achha hai, but off the record, what's the ground reality? Kitna expect karein? Is the resale market liquid? Will I find buyers easily in 5-7 years, ya ghost society ban jayegi? Any investor experiences?
My kids have finally moved out, and honestly, selling our big house was supposed to simplify things, but abhi toh aur stress ho raha hai. I'm looking at IES Officers Apartments and Green Valley Affordables in New Delhi. Don't need such a big place anymore, bas ek manageable flat chahiye. IES ka price ₹2.00 Cr tak jaa raha hai, which feels a bit much after all the resale hassles. Green Valley, at ₹27.51 L, seems more in budget, but is it too good to be true? Kya hidden charges honge? I'm worried about total cost of ownership – not just property price, but stamp duty, registration, and especially maintenance. I want low maintenance, but pata nahi Green Valley mein society charges kaise honge. IES mein toh RWA kaafi established hoga. Any idea about their actual maintenance costs or unexpected expenses? Don't want high EMI and then high maintenance too.
