Green View Apartment mein amenities bas paper pe hain?
₹78 lakh ka quote Green View Apartment ke liye... honestly, it feels high. I work in real estate, but khud ke liye dekhna alag hai. Builders ka brochure dekh ke lagta hai sab mil jayega, but reality kuch aur hoti hai na? Green View mein promised amenities vs actual delivery ka kya scene hai? Clubhouse, gym, kids' play area... are they actually usable, ya bas showpiece? Aur construction quality? Sunn raha tha minor cracks and seepage after a year. Is that true for Green View? Maintenance charges bhi worth it hain kya? Koi insider info hai toh share karna please.

The RERA status 'Not Applicable' for a completed project is a bit strange, no? For a first-time buyer like me, that's a big worry. Does that mean there's no regulatory body to approach if things go south with quality or maintenance? And if the actual price is so much lower, why would someone quote ₹78L? This thread is making me more confused than before, but also more alert. Thanks for the heads up everyone!
Mujhe bhi Green View ka quote mila tha, but it was nowhere near ₹78 lakh. It was around ₹35-40 lakh for a 2BHK. OP, are you sure it's the same Green View Apartment And Villas? Maybe it's a different project with a similar name? Or you're looking at a villa, not an apartment? Please reconfirm, otherwise you're being seriously overcharged.
Minor cracks and seepage after a year? That's a serious concern, especially if you're paying such a high price. Construction quality is paramount. My cousin bought in Ahinsa Khand II, and within 6 months, her bathroom had leakage issues. Builder ne bahut ghumaya usko. Green View mein yeh common problem hai kya? Koi experienced owner batao please.
U6 is right. I visited Green View last year. The clubhouse looked decent from outside, but inside, the gym equipment was basic and some were already out of order. Kids' play area was okay, but not as grand as shown in the renders. Quality issues are there. Plus, the Ghaziabad market is already a bit slow right now, making that ₹78L quote even more suspicious.
U5, Green View mein seepage ki problem kuch blocks mein aayi thi, especially top floors pe. Mere ek co-worker ne bataya tha. Builders ne patch-up kar diya but proper solution nahi diya. Maintenance charges bhi lete hain but services are often delayed. For a project whose price range is actually ₹27L-₹40L, ₹78L is just absurd. Double-check your source for pricing.
Totally agree with you, OP. Builders ke brochures toh lagte hain jaise 7-star hotel bana rahe hain. But jab actual possession milta hai, tab pata chalta hai ki bas swimming pool ka ek gaddha khoda hai aur usko "water body" bol rahe hain. Green View ka toh maine bhi suna hai ki amenities sirf marketing material pe achhi lagti hain. Kis phase ki baat kar rahe ho aap?
Haan, Green View completed hai, toh visit karna best rahega. Mere dost ne Abhay Khand mein ek property li thi, unko bhi brochure mein bade bade promises kiye the, but reality mein common areas ka maintenance bahut poor hai. Green View ka RERA number bhi "Not Applicable" dikha raha hai, which is a bit concerning for a completed project. Be cautious.
U2, you're spot on! Especially for projects that are already completed, jaise Green View hai (Possession date 2023-01-01), you can literally go and see the amenities yourself. If it's ₹78L, something is very off with the pricing, considering its actual range is ₹27 L – ₹40 L. This is a huge red flag.
Bhai, 78 lakh for Green View? Are you sure? Maine toh suna tha price range ₹27 L se ₹40 L ke beech mein hai. Kahi aapko galat quote toh nahi mil gaya? Itna bada difference toh nahi hona chahiye.
