Did a site visit to Greenarc Homes last week and prices at ₹49L-₹62L look decent, but honestly, builder ka track record sunke darr lag raha hai. My main concern is project delivery. Brochure mein jo possession date hai, uss pe kitna bharosa karein? Noida Extension mein builders ki delays toh common hain, but investor ke liye yeh seedha ROI pe hit karta hai. Agar 2-3 saal delay hua, toh meri EMI vs rent ki saari calculations bigad jayengi. Capital appreciation bhi toh tabhi milegi jab project time pe complete ho. Koi batao, Greenarc Homes ka actual delivery record kaisa hai? Kisi ko experience hua hai Greenarc ke saath? Resale market mein liquidity ka issue toh nahi hoga baad mein?

Par Noida Extension mein 'shayad' pe bharosa karna mushkil hai. Main toh kehta hoon ki RERA website pe inka track record check karo aur previous projects ki reviews dekho.
Price range toh kaafi attractive lag rahi hai ₹49L-₹62L for Greenarc Homes. Location bhi decent hai. Par kya yeh all-inclusive price hai? Ya phir baad mein maintenance charges, IFMS, power backup, club charges jaise hidden charges ya extra costs toh nahi aate baad mein?
Haan bilkul! Mere chacha ne Alistonia Estate mein liya tha, wahan bhi same hua. Final bill mein lakhon ka fark aa gaya. Pura budget out ho gaya tha unka.
U5, hidden charges toh pakka aate hain! Builders kabhi clear nahi batate. Greenarc mein bhi expect karo ki IFMS, electricity meter, parking registration, aur club membership ke naam pe 2-3 lakh extra maangenge possession ke time. Yeh sab brochure mein nahi hota.

U1, aapki baat bilkul sahi hai. Mera ek friend Alpha I Greater Noida mein ek project mein invest kiya tha, aur uska builder ne 4 saal delay kar diya! Uska ROI toh pura bigad gaya. Greenarc ka toh pata nahi, but Noida Extension mein yeh game bahut common hai. RERA bhi sometimes slow act karta hai.
Totally agree with U1! Yeh builder delays ne toh sabka dimaag kharab kar rakha hai. Main bhi first-time buyer hoon aur yahi sab soch ke ruk jaata hoon. Lagta hai ki kahin phans na jaaoon.
