Hey everyone, I've been looking closely at Greenwoods in Ghaziabad, especially since it's a completed project. With JNC Constructions, a builder with over 20 years and three completed projects, developing this 3-acre site (RERA: UPRERAPRJ3428), I wanted to dig into the ground reality for actual residents. From what I've gathered, the possession process has been relatively smooth for many, though some reported minor delays, which is not uncommon. The average price per sqft is ₹7930, with units ranging from ₹93.96 L to ₹1.44 Cr. On delivery quality, opinions are mixed. While the overall structure seems solid, many residents mentioned a significant snag list post-handover. Finishes like paint, minor electrical issues, and plumbing fixtures often needed immediate attention. This points to the need for a thorough inspection before signing off. Post-handover, the livability aspect for end-users is decent. Residents appreciate the location, but common areas sometimes receive feedback for needing better maintenance. Lifestyle-wise, it offers basic amenities, but don't expect a luxury experience given the pricing. My takeaway is this: Greenwoods offers a functional home at its price point in Ghaziabad. Be prepared for a hands-on snagging process and factor in potential post-possession touch-ups. Go in with realistic expectations.
Visited Greenwoods in Ghaziabad last Saturday, they're quoting around ₹93.96 L to ₹1.44 Cr for a 2/3 BHK. Project toh completed hai, which is great for no construction risk, but I'm looking at it purely from an investment angle. My parents keep saying 'ready property mein appreciation slow hota hai'. Is this true for Greenwoods? Anyone here owns a flat there? What's the actual rental yield like? Matlab, kitna rent mil jaata hai easily? And for capital appreciation, do you guys think it still has good upside potential, ya price already peak pe hai? Long-term exit strategy ke liye ye project kitna liquid hai, like resale mein problem toh nahi aayegi? Honestly, confused about the ROI.
