Builder discounts in Gurgaon feel like a total joke now. Everyone talks about negotiating, but honestly, with prices going crazy on Golf Course Extension Road and Dwarka Expressway for a 3BHK for my growing family, lagta hai builders sunte hi nahi. Tried with Sidhartha Group in Sector 40, they barely budged. Is real negotiation even possible ya hum bas pay kar rahe jo bhi woh quote karein, plus all those hidden PLCs aur maintenance deposits? Change my mind.

U2, absolutely common! Yeh premium for corner, higher floor, park-facing, club-facing, etc., sab standard practice hai ab. It's called PLC (Preferred Location Charges). They don't budge on base price, but add these on top, making the final amount much higher. Make sure you get a detailed breakup of all charges before even thinking of booking. I almost got trapped with a hidden 'infrastructure development charge' near Baharampur Naya, which was like an extra 5 lakhs!
Totally agree with the post! Gurgaon mein 3BHK ke liye builders ka attitude aisa ho gaya hai jaise hum unki property free mein maang rahe hain. Negotiation toh sapna lagta hai. Mera bhi same experience raha hai.
Same here, U1. I've been looking near Basai village side for something affordable, but even there, prices have shot up unreasonably. Builders know demand is high, so they just don't care to negotiate much. It's frustrating for first-time buyers like us, who are already stretching their budget.
Sahi baat hai bhai. Especially Dwarka Expressway pe toh rate sunke hi darr lagta hai. Budget mein kuch milta hi nahi, upar se yeh negotiation ki baat bhi nahi karte.
