GTM Residency Tower residents: Is the space and daily life worth it?
GTM Residency Tower's pricing feels a bit steep for what I'm seeing online. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK and the ₹1.18 Cr for GTM is on my radar. My main concern is the actual carpet area for that price point. Are the layouts efficient, or does space feel wasted? I've seen some floor plans, and it's hard to tell if it's genuinely livable or just good on paper. How's daily life there? What about schools nearby, like Manav Rachna or DPS, and decent hospitals? Not sure if the immediate vicinity has good markets. Is the society community well-knit, or isolated? Any red flags or pleasant surprises from current residents? Already have a home loan, so need to know if this move makes sense. Is the price jump worth it?

Be careful with GTM. I've heard mixed reviews about the builder's past projects, especially their customer service post-possession. My cousin had a nightmare with a GTM project near Badshahpur a few years back regarding structural issues that took ages to get resolved. For a 2012 project, what assurance do we have about long-term structural integrity and builder support? Current market mein itne options hain, why take a risk?
Considering current market conditions in Gurugram, there's a lot of inventory, both new and resale. Old projects like GTM might struggle with appreciation compared to newer, more modern layouts. If you're looking for investment, Airport Road side maybe better. If it's for self-use, then check the building quality
Yeah, same story from my friend who bought in their Baliawas project. Builder ne bas project complete kiya aur nikal gaye. Minor fixes ke liye bhi follow-up karte karte banda thak gaya. This is a big concern for an older property. You don't want to buy into future problems.
True, builder ka track record is crucial. After-sales support is almost non-existent. Once you have possession, you are mostly on your own for any major issues. Better to get an independent structural audit done if you're serious.
