My NRI cousin is looking to invest in Rajkot, but he can't visit right now. He's confused between buying a plot or a flat near Kalawad Road ya 150 Feet Ring Road. I've heard plots give better long-term appreciation, but flats like from Balaji Group ya Madhav Group are easier to manage from abroad. He's also wondering if the new Airport aur AIIMS ka actual impact prices pe dikh raha hai. Should he wait or invest now? What's the real ROI in these areas for NRIs? Kya OC aur clear title deeds check karna possible hai without being physically present?

Bhai, plots ka appreciation toh pakka hai long term mein, but manage karna mushkil hota hai. Especially for an NRI. Flats are safer, provided the builder is good. Balaji Group aur Madhav Group ka track record check kar lena Rajkot mein. Maine suna hai Balaji ke kuch projects mein delays hue hain.
Totally agree! Plots ka headache bahut hota hai, especially with all the legalities and potential encroachments. Flats, though lower on appreciation, offer peace of mind from abroad.
