Gulshan Avante: Is this Noida luxury worth the price?
Found this construction update video on Gulshan Avante in Greater Noida West. It looks like a proper luxury 4 BHK project, with construction apparently in full swing according to the video. But honestly, for Greater Noida West, aren't these kinds of luxury units usually priced pretty high? I'm wondering if the amenities and location really justify the premium asking price. Kya aap logon ko lagta hai it's good value for money, ya phir there are better options around Gaur Chowk?

My take is, if you have that kind of budget and are specifically looking for a large, luxury 4 BHK in Greater Noida West, then Gulshan Avante could be an option. But if you're like most of us, budget-conscious first-time buyers, then this is probably out of reach. There are definitely better value-for-money options closer to Gaur Chowk, maybe not as 'luxury' but practical and spacious enough. Don't get swayed by the 'luxury' tag if it breaks your bank. Always check the per square foot rate and compare it with other established projects, not just new launches.
Dekho, Gulshan Group ka naam hai no doubt. 1989 se hain market mein. But Greater Noida West mein luxury 4 BHK ka market abhi bhi nascent hai. Most people still prefer 2/3 BHKs for investment or first home. Is price point pe, you're targeting a very niche buyer. I'd personally wait to see more development around Alistonia Estate before making such a big commitment here.

Bhai log, Gulshan Avante ka RERA number check kiya kya? UPRERAPRJ860880 hai. At least yeh toh clear hai ki registered project hai. But still, the price is steep. Meri friend ne recently Alpha II mein ek 3 BHK liya, woh bhi 1.5 Cr ke aas paas. Yeh toh double se bhi zyada hai. Kya sirf 4 BHK hone se itna difference aata hai?

RERA number hona toh standard hai ab. Par 3.7 Cr se 4.2 Cr mein toh aapko ache khaase projects mil jaate hain Noida ke Prime Sectors mein bhi. Greater Noida West mein sirf 92 units ke liye itna hype samajh nahi aa raha. I think it's more about the 'Gulshan' brand trying to push the luxury segment here.
