Gulshan Avante's carpet area claims are misleading
Are Gulshan Avante's carpet area figures really what they seem? I work in real estate, so I know the super area vs carpet area games builders play. But for my own home, it's different. The brochure makes it look great, but I'm worried about the actual usable space in a ₹3.68 Cr flat. Is the layout efficient, or is too much wasted in common areas? Honestly, I've seen builders inflate super area to justify price points. Also, the amenities look fantastic on paper – clubhouse, pool, all that. But what's the reality? Are they actually maintained and usable daily, or just showpieces? I don't want to pay high maintenance for things I won't use. Anyone living there, what's your honest take on the actual livability and the quality of amenities? Did you feel misled after possession?

Totally relate to this post! Gulshan Avante ka brochure dekh ke toh lagta hai sab perfect hai, but jab ₹3.68 Cr ka flat le rahe ho, you really start questioning every sqft. Carpet area ka game builders bahut khelte hain, aur is price point pe dhoka nahi chahiye. Kya actual layout mein space efficient hai ya sirf fancy drawings hain?
Sahi kaha, bhai. Usable space hi matter karta hai. Brochure mein toh sab kuch bada dikhta hai.
