Gulshan Dynasty @ 8.5 Cr: Overpriced for Noida?

What do you guys think about Gulshan Dynasty in Noida? There's a home tour video showing an apartment for 8.5 Cr. It looks amazing, no doubt. But that price feels really steep. Are there other luxury projects in Noida that offer better value for money, or similar amenities at a lower price? I'm trying to compare options. Any thoughts on alternatives?
