Gulshan Ikebana: Worth it at that price?
Hey all, came across this video of Gulshan Ikebana in Sector 143, Noida. Looks pretty good, but are those prices (around 60L) actually worth it for that location? Anyone have firsthand experience living there or know about the builder's reputation? Looking for some honest opinions!

Price ka toh theek hai, but builder ka reputation kaisa hai? Gulshan Group toh 1989 se hai, kaafi purana player hai. Inka delivery record kaisa raha hai? Especially for first-time buyers like us, timely possession is a big deal. Any issues with construction quality or amenities?
Timely possession toh 2016 mein mil gaya tha, but abhi ka market aur scenario thoda different hai. Gulshan ki image overall toh theek hai, but always check project specific reviews. Har builder ke kuch projects ache hote hain, kuch average. Don't just go by the name, do your due diligence.
Humare ek friend ne Ikebana mein liya tha, unko 2016-12-01 ko possession mil gaya tha on time. Construction quality bhi theek bata rahe the, no major complaints. They even mentioned the RERA number UPRERAPRJ8806 was helpful for transparency back then. So, delivery was good for them and the quality is decent for the price.

Agar 60L mein mil raha hota toh main khud le leta! Mujhe toh lagta hai ya toh video bohot purana hai ya phir koi aur project hai. Gulshan Group ka naam toh suna hai, but 60L in that area is impossible now for a completed project. Kya aapne builder se directly confirm kiya?
Bhai, Ikebana ka price range toh ₹1.7 Cr - ₹2.5 Cr hai. Resale mein bhi 1.6-1.7 se kam mushkil hai, kyunki project already completed hai aur possession 2016 mein ho gaya tha.
Sahi keh rahe ho. Mujhe bhi laga 60L thoda fishy hai for a completed project like Ikebana. Aaj kal Noida mein toh ek achi 2BHK bhi 80L ke upar jaati hai. Toh iska actual price range kya hai abhi? Kya yahan resale mein kuch sasta mil sakta hai?
