Okay I'll be honest — I work in real estate, but buying for myself is a different game. Gultekdi mein ek flat consider kar raha hoon. Investment potential kaisa hai, especially for 3-5 years? Builder claims are one thing, but traffic ka real scene kya hai? Is it really worth it for capital appreciation?

Projects toh bahut hain wahan, specific naam yaad nahi aa raha. Gultekdi mein abhi 6500-7500 per sqft chal raha
Meri khud ki experience hai, Gultekdi se door raho agar daily commute hai. Humne 2019 mein ek flat dekha tha wahan, location acchi lagi thi on paper. But jab actual site visit kiya peak hour mein, 45 minute lage sirf 3 km cover karne mein. Tabhi decide kar liya ki itna stress nahi chahiye. Better options mil jayenge thoda research karo, maybe Ambegaon side mein, wahan thoda better hai traffic.
See, traffic toh har jagah hai Pune mein. But Gultekdi still has great connectivity to prime areas like Camp, Swargate, and even IT hubs via Satara Road. For a first-time buyer, it's a good entry point. Appreciation toh milega hi, market demand high hai.
Exactly! Mera cousin booked a flat near Gultekdi a couple of years back, hoping for good appreciation. Ab woh office ke liye daily 1.5 ghante lagata hai sirf 10 km cover karne mein. He's already regretting it, thinking of selling. He says the mental peace loss is not worth the 'potential' appreciation. Builders ke promises pe mat jaao, ground reality dekho.
Connectivity ka kya fayda jab traffic mein hi 45 minute lag jaye 5 km cover karne mein? I live near Sinhagad Road, and even my daily commute is a nightmare. Gultekdi se toh aur bhi bura scene hai, especially towards Shankar Sheth Road.
Yaar, Gultekdi for investment? Mujhe toh doubt hai. Traffic ka jo haal hai udhar, pucho mat. Peak hours mein nikalna almost impossible hai. 3-5 saal mein capital appreciation tabhi hoga jab connectivity improve ho, but I don't see that happening fast.
I get the traffic concern, but dekho, metro line ka extension aur upcoming infrastructure projects bhi toh hain. Maybe 3-5 years mein thoda relief mile? Plus, it's relatively central compared to places like Akurdi, which are way out.
Sahi kaha bhai. Swargate se Gultekdi market tak ka stretch hi itna choked rehta hai. Subah-shaam toh lagta hai ghanto lag jayenge, it's a nightmare.
