Gurgaon 3BHK upgrade: Real negotiation possible?
Since last year, I've been seriously looking to upgrade. Currently in a 2BHK near Cyber City, I'm eyeing a 3BHK, maybe even a small villa, especially around Golf Course Extension ya Dwarka Expressway. I checked out a Godrej project in Sector 2 recently. They quoted around 2.8 Cr for a 3BHK. My budget is around 3 Cr, but yaar, is it even possible to negotiate much? Like, kitna percent real mein kam ho sakta hai? I've heard about all these hidden charges – PLC, floor rise, club membership, maintenance advance. Is the 'all-in' cost usually 15-20% higher than the base price? People say builders won't budge. Any actual experiences with good negotiation? What are the biggest hidden charges I should watch out for at possession time? Already have a home loan, so don't want any surprises.
