Been looking for a 3BHK upgrade since Diwali and prices are just wild. Currently in a 2BHK near Medanta, thinking of moving to Sector 38 for more space. Already have a home loan, so need to be smart. Builder ka quote aata hai ₹2.5 Cr, but pata nahi final kitna banega. Ashiana Housing ke projects bhi dekhe hain. Broker bolta hai sab included hai, but I don't trust it. What all hidden charges should I expect beyond stamp duty and registration? Koi experience share karo, please, especially for the *true* all-in cost breakdown.

Bhai, ₹2.5 Cr for Sector 38 3BHK sounds okay on paper, but trust me, it's never just that. Builder ka quote toh bas shuruaat hai. Humne bhi last year ek flat dekha tha, broker ne bola all-inclusive. End mein 15-20 lakh extra lag gaye for IFMS, club membership, power backup, parking. Yeh sab toh standard hai, expect them.
