Gurgaon amenities: Do clubhouses actually get used?

Loan pre-approved for a 3BHK upgrade, but I'm really struggling with amenity reality. Currently in a 2BHK in Sector 57, and the small gym and 'park' here rarely get used. Looking at projects like Laburnum Victory Floors 88A, they promise amazing clubhouses and sprawling green spaces. Is this really a selling point for tenants or just a huge maintenance drain later? I'm worried about paying a premium for facilities that become ghost towns in a year. What's been your experience with clubhouse usage and landscaping in Gurgaon projects? Does it actually add to resale value or attract better tenants, or is it just marketing fluff? Any insights on actual usage vs. brochure promises would be great.
