Gurgaon amenities: real value or just show?
My landlord just hiked the rent again, so I'm finally serious about buying in Gurgaon. I've been looking at places like Shree Green Court, but I'm really worried about what they promise versus what you actually get. Are those fancy clubhouses ever really used, or are they just for show? I'm thinking about long-term rental income and resale value, so amenities matter for attracting good tenants. Also, does anyone feel the maintenance charges ever truly match the service quality? It feels like builders always promise the moon, but then you're stuck with huge bills for basic things. Any experiences or advice on this?

I think it's a balance. Some basic amenities like a functional gym and a decent park are a must. But anything over the top just adds to the maintenance burden without much value. Current market mein buyers smart ho gaye hain, they see through the 'show' now. It's not like the boom times where anything sold.
Absolutely, location is key for rentals. Especially in Gurgaon, if you're close to offices or metro, that matters more than a grand entrance. Think about the commute from Shree Green Court to major business hubs, that's what tenants will look at. Total units 1680, that's a big society.
This is my biggest fear as a first-time buyer. All these shiny brochures with kids playing in pristine parks, but then you hear horror stories. For rental income, don't tenants usually prefer a good location over a fancy, rarely used amenity?
Shree Green Court was completed in 2019, right? With possession in May 2019. I heard mixed reviews about the quality post-possession. Anyone who actually lives there can confirm about the amenities and maintenance for RERA 137?
I'm a resident there. The clubhouse is okay, gym equipment is basic. Swimming pool gets used in summers, but it's not like a five-star resort. Maintenance charges are around ₹3.5 per sq ft, which feels high for what we get. Security is good though.
Haan, 2019 ka project hai. My cousin looked at it. He said the build quality was decent for the price, but the common areas felt a bit neglected even back then. He ended up buying near Badshahpur instead because of better road connectivity.
Bhai, you hit the nail on the head! Builders promise the world, but then you're stuck paying for a swimming pool that's always 'under maintenance'. Gurgaon mein yeh common problem hai.
Sahi baat hai. I'm also looking at Shree Green Court, the price range of ₹38 L – ₹75 L looks attractive, but are these amenities actually usable? I'm worried about the resale value if they're just for show. Kaafi tension ho rahi hai.
Exactly! My friend bought in Sector 82, and their clubhouse is always empty. Maintenance bills toh aate hain time pe, but services are rarely up to mark. It's just for the brochure pictures, I swear.
