Was trying to finalize a 3BHK with Palm Floors in Sector 77 last week, but the broker situation is driving me nuts. They promised a 'spot discount' and no broker fees. Now suddenly it's 1% brokerage plus some random 'documentation charges' I never heard of. My ₹2.2 Cr budget for a 3BHK is already tight, and these surprises just add up. Did anyone else face this for new projects? Is going direct to the builder better, or is this standard? What's the *real* all-in cost beyond base price and stamp duty?

Bhai, this is exactly what happened to me last year when I was looking near Airport Road. These brokers promise the moon and then suddenly 'extra charges' pop up. My budget was also tight for a 2BHK and every lakh counts. It's so frustrating!
