Gurgaon build quality directly impacts future value
Reviewed agent reports for Lion Green Valley this week. I'm based in Dubai, so can't do regular site checks, but I'm worried about construction quality affecting future resale and tenant attraction. Are small issues like cracks or fitting problems common after a year? How do these impact maintenance costs long-term? Is high maintenance value for money for an investor?

Honestly, in today's Gurugram market, especially for new projects, you pay a premium for location and amenities, but build quality is often a lottery. Many builders cut corners. My friend is looking at resale in Baharampur Naya because he feels older properties are more 'tested' for quality, even if they need renovation. But then again, renovation costs add up too.
U10, sometimes yes. With an older property, you know what you're getting. You budget for a full renovation. With new, cheap construction, you're constantly fixing unpredictable issues. It's like death by a thousand cuts for your wallet. Plus, the mental stress!
U9, that's a good point about older properties being 'tested'. Is it really true that renovation costs would be less than dealing with a new, shoddy build?
I've heard mixed reviews about Lion Green Valley. Some say the location is good, but yes, build quality for many projects in this price bracket in Gurgaon is a concern. For an investor, high maintenance means lower rental yield eventually. What's the current maintenance charge per sqft there?
For Lion Green Valley, the RERA number is GGM/351/83/2019/45. You can check the RERA website for complaint history. Possession date is 2024-02-01, so it's quite recent. Usually, initial snags are covered under warranty for a year or so, but after that, it's on you. Small cracks are normal settling, but anything major is a red flag.
U6, usually within 6-12 months, the major settling issues and plumbing leaks start showing. So if you're checking now, you might catch some of those. My advice, get a professional inspection done before final handover, even if it costs a bit.
Thanks for the RERA info U5, that's really helpful. So, if possession was Feb 2024, are most initial issues already visible or do they take longer to show up?
Totally agree with U1. My cousin booked in a different project near Airport Road (Gurgaon side) and they are still fighting with the builder for finishing issues. Cracks are common, but serious structural issues can be a nightmare. Always check the RERA complaints for the builder, not just the project.
Hey everyone, just reviewed agent reports for Lion Green Valley this week. I'm based in Dubai, so it's hard to do regular site checks, but I'm really worried about construction quality affecting future resale and tenant attraction. Are small issues like cracks or fitting problems common after a year in Gurgaon projects? How much do these impact maintenance costs long-term? And is high maintenance value for money for an investor like me, especially with the price range being ₹1.7 Cr – ₹2.4 Cr?
Lion Green Valley ka toh pata nahi, but generally Gurgaon mein quality ka issue rehta hai, especially fittings aur plumbing mein. My friend bought near Badshahpur and within a year, kitchen sink was leaking. Builder ne toh haath khade kar diye.
Bhai, this is exactly my fear too! I'm also a first-time buyer and the thought of build quality issues gives me sleepless nights. It's a huge investment.
