U6 ki baat bilkul theek hai. Meri advice hai ki builder ke past projects ki site visit karo, wahan ke residents se baat karo. Online reviews toh manipulate ho sakte hain. Aur sabse important, agreement to sale sign karne se pehle, usko ek independent lawyer se review karwao. Meri galti thi, maine jaldi mein sign kar diya, ab har clause ke liye builder se ladna padta hai. Bahut paisa aur time waste hota hai.

Sahi kaha U3, RERA details are good for basic info, but hidden legal issues, especially land title disputes, woh sab RERA portal pe clear nahi dikhte. Maine bhi ek project mein booking karwayi thi, baad mein pata chala builder ne land pe loan le rakha tha jo clear nahi hua. Bahut tension hoti hai.
U5, you absolutely need to get a good property lawyer. They check the land title, builder's financial health, all approvals (NOCs, environmental clearances), and the agreement to sell thoroughly. Sirf RERA registration number dekh ke aage mat badho. Builders aksar sab kuch RERA pe nahi dalte.

DLF toh phir bhi established hai, but Orris Infrastructure jaise builders ka track record bohot dimaag kharab karta hai. Mere ek dost ne Badshahpur ke paas unke ek project mein invest kiya tha, 5 saal ho gaye, possession ka naam nahi. RERA mein complaint bhi ki thi, but progress bahut slow hai. Legal advice toh pakka lo, sirf RERA pe depend mat karo.
Totally agree U1. Builders ki toh chhod do, Gurgaon mein sabka track record mixed hi milta hai. Bahut darr lagta hai paisa daalne mein.
DLF Privana West ka naam sunke toh accha lagta hai but builder ka track record check karna bahut zaroori hai. RERA pe jo details hoti hain, woh kitni accurate hoti hain? Yaar, kids ke future ke liye invest kar rahe hain, koi legal loophole na ho bas.
