Gurgaon builders' amenity claims are mostly fictional, change my mind.

Visited a few projects online, including DLF The Aralias, and it got me thinking. I'm based in Dubai, so ground reality check mushkil hai. Poora community pe depend karta hoon for actual feedback. Builders ke brochures mein jo amenities dikhate hain, woh actually milte hain kya ya just marketing hype hota hai? Like The Aralias ka clubhouse looks great, but is it actually used daily or just for show? Does it really add to resale value ya bas maintenance badhata hai? As an NRI investor, long-term ROI and tenant appeal matter a lot. Maintenance cost bhi high hoti hai. What's your experience with promised amenities vs. what finally gets delivered, especially in Gurgaon? Should I factor in a big difference? Need your honest opinions.
