Gurgaon builders and hidden charges at possession?

Since January I've been shortlisting flats in Gurgaon for my growing family, really need a 3BHK now. My wife's main priority is a good school for the kids near Sector 60 and a safe neighborhood. We visited a Suncity Project there, liked the layout. But yaar, when they gave the final breakdown, so many hidden charges popped up! Maintenance fund, club membership, even some 'development charges' jo pehle kabhi bataye nahi. And the super area they quoted, carpet area feels much smaller than what was shown. It's so frustrating, feels like a trap. Has anyone else faced this with Suncity or other builders in Gurgaon? How do you guys deal with these last-minute surprises? Koi advice for avoiding these shocks at possession time?
