Did some deep diving online last weekend for a 3BHK near Dwarka Expressway, maybe Sector 65. I'm based in Dubai, so physical site visits aren't happening. Main concern hai after-booking customer support from builders like DLF, Emaar, M3M. Do they actually respond or just ghost you? Also, construction quality check – real mein kaisa hai? Brokers ki baaton pe kitna bharosa karein, not sure.

Totally agree with the post. Builders promise the moon pre-booking, but after that, it's a black hole. DLF, Emaar, M3M are big names, but does RERA even help if they decide to go silent? How effective is RERA really in these post-booking support issues?
My friend had a terrible time with M3M for their project near Badshahpur. Once the payment was made, calls went unanswered. They had to involve a lawyer to get some movement. So yes, it's a real issue.
RERA is good on paper, but enforcement is slow. Don't rely on it for quick fixes, especially for communication gaps.
RERA helps to an extent, especially with possession dates and construction delays. But for day-to-day customer service, like getting updates on construction progress or minor modifications, it's a different ball game. My cousin booked in Sector 62, and for months, they just kept getting automated emails. Had to literally camp at their sales office to get a proper response. So yeah, RERA is a shield, not a proactive service guarantee.
Bhai, you've hit the nail on the head! This ghosting issue is my biggest fear too. I'm also eyeing Dwarka Expressway, maybe Sector 109, and the thought of booking something without being there physically, and then not getting any updates, gives me nightmares. Brokers just sweet-talk you into anything.
