Gurgaon builders' hidden charges are a joke, but what to do?
Since last year, I've been looking at 3BHKs on Golf Course Extension Road for my own family, and honestly, the games builders play are wild. I work in real estate, but buying for myself is a whole different beast. Everyone glorifies new projects, but nobody talks about the super area vs. carpet area trap. You think you're getting 1800 sqft, but the usable space is barely 1200. It's a joke, man. And then the hidden charges. Godrej or M3M, doesn't matter who, they all pull the same stunts. You sign, you pay, then suddenly at possession there's a 'utility connection fee' or 'IFMS' that wasn't clear. We're talking lakhs, not thousands. It's almost like they intentionally obscure these costs to make the initial price look better. Should we just factor in an extra 10-15 lakhs minimum for these surprises? It feels like the only way to get a fair deal is to know *exactly* what to look for and call them out. Is there any builder in Gurgaon who's actually transparent with all-in costs from day one? Change my mind if you think I'm wrong.

Bhai, you've hit the nail on the head! I'm also looking for a 3BHK in Gurgaon, specifically around Badshahpur, and the 'all-inclusive' price they quote initially is such a sham. Every builder seems to have a different definition of 'all-inclusive'. It's so frustrating for first-time buyers like us who are already stretching their budgets.
