Been looking for a bigger flat since last year, my kids are growing and we need at least a 3BHK for sure. My wife's main priority is safety and a good school nearby. We're eyeing places along Dwarka Expressway, maybe something around Sector 102. I'm seeing 3BHKs from Adani Realty or M3M in the ₹2.5 Cr range, but honestly not sure about the *true* all-in cost. Heard stories about hidden charges like club membership, IFMS, or even OC charges popping up closer to possession. How much do these typically add to the final price in Gurgaon? Also, does price negotiation actually work with these big builders? Should I try pushing for 5-10% off the base price, or is that just wishful thinking? What's your experience with negotiation tactics and avoiding surprise fees?
