Gurgaon builders: How bad are hidden charges at possession?

Hidden charges from builders in Gurgaon are a complete nightmare, especially if you're not prepared. From my experience, DLF and Godrej are generally quite clear about costs. But I've seen friends get hit hard by M3M and Emaar with huge PLCs and EDC at possession, sometimes ₹10-15 lakh extra. It's like, suddenly after paying 90%, they slap you with these. Tata Housing bhi thoda better hai. My funda is always ask for a clear breakdown beforehand, get it in writing. Post-booking customer support? Many just ghost you. M3M ka toh experience kaafi bad raha hai logon ka, especially for those Dwarka Expressway projects. What was your final bill vs initial quote with these guys?
