Gurgaon builders promise big, but real delivery is rare

Been in this business for years, but buying my own 3BHK in Gurgaon is different. I'm eyeing DLF (Golf Course Ext) and Godrej/M3M (Dwarka Expressway). What's their real construction quality like post-possession, no marketing spin? Heard about hidden charges. Don't want surprises after ₹2.5 Cr+. Which builder truly delivers on time?
