Gurgaon builders: The real hidden charges at possession

Dwarka Expressway projects, I've been eyeing a 3BHK for myself, budget around 2.5 Cr. I'm in real estate, but buying apna ghar is totally different, yaar. Builders like DLF, M3M, Godrej Properties have some interesting options. My biggest worry is those hidden charges. Builder-buyer agreement mein sab kuch clear nahi hota, right? Have people faced unexpected PLC, IDC, ya maintenance deposits at possession? Also, construction quality. M3M aur Godrej ke projects mein finish aur seepage issues kitne common hain after 2-3 years? DLF ka toh reputation hai, but unke bhi projects mein issues sunne ko milte hain. On-time delivery ka track record bhi important hai. Kya builders commit karte hain, ya bas dates push karte rehte hain? Especially for Dwarka Expressway, completion delays are common. Off the record, what's the real scene with these builders?
