I'm based in Dubai and trying to finalize a property in Gurgaon for investment. Can't do site visits easily, so relying on community feedback. Looking at projects by DLF, M3M, Godrej, Emaar, Sobha, and Signature Global. My main concern is construction quality – are there common issues like plaster cracks or seepage after possession? Also, how is their customer support post-booking? Getting clear answers remotely is tough. Any real-world experiences with these builders, especially regarding hidden charges or RERA compliance for an NRI investor? Your advice on managing things via power of attorney would be very helpful.

Plus, they were really pushy with hidden charges for amenities that were supposed to be included. For an NRI, this kind of follow-up would be incredibly difficult.
Godrej properties, in my experience, tend to have better customer support post-possession compared to some others. My uncle bought a flat from them in Sector 89, and while there were minor issues, their team was responsive. Not perfect, but definitely better than the horror stories I've heard about Signature Global. Just sharing my family's experience.

Plus, the hidden charges for club membership and IFMS were insane, not clearly disclosed upfront. For an NRI, managing these disputes via POA would be a nightmare unless you have a very reliable person here on the ground. RERA is there, but enforcement can be slow.
