Gurgaon buyers: dealing with builder hidden charges?

Was supposed to decide by last month but Inder Reality Zone, Sector 90, has me worried. My kids' school admission is near. They quoted a super area for a 3BHK, but I'm hearing possession pe carpet area kam hota hai. Aur hidden charges like IFMS, club membership... kitna extra dena padta hai? Anyone faced this, kaise manage kiya?

Sahi baat hai yaar, super area ka toh rona hi hai. Builders always quote that. But IFMS aur club membership ka kitna demand kar rahe hain woh log? Did they give you a breakdown? This is where they usually hide charges.

OMG, Inder Reality Zone? Bhai, run! My friend had the worst experience with them for a project near Basai. They are notorious for hidden charges and quality issues.
