Builders always play super area vs carpet area games, and I'm honestly worried about hidden charges at possession, like unexpected PLC or IFMS. For a project like ETR Group's, what were your actual final costs beyond the basic property price? Is it possible to get a clear breakdown upfront, or do they always surprise you? What did you guys do?

Bhai, you're not alone! This super area vs carpet area game is the biggest scam. I'm also looking in Sector 70-71 and every builder gives a different calculation. It's like they want to confuse us new buyers. Hope someone here has a real breakdown for ETR, I've heard mixed things.
