Gurgaon clubhouses: Just expensive white elephants
Calculated risk for Emaar Business District Next 114 was based on its location, but now I'm seriously questioning the 'amenity premium'. Everyone glorifies huge clubhouses and fancy facilities, but honestly, kitna use hota hai? I've seen so many projects where the swimming pool is empty, gym equipment khaali pada hai, and the clubhouse is just a white elephant. Does this 'luxury amenity' really boost my ROI ya just increases the maintenance charges and initial cost? For an investor, tenant ko kya chahiye? Good location, good construction quality, and reasonable rent. Yeh sab extra facilities sirf brochure mein acchi lagti hain. Resale value par kitna impact aata hai from a barely used clubhouse? Change my mind, because I'm not seeing the numbers add up.
