Gurgaon clubhouses: Tenant magnet ya just show?

Visited DLF Pink Town House last week. Fed up of renting, so finally taking the plunge. The clubhouse looked massive. But honestly, for an investor, do these fancy clubhouses really attract better tenants or boost resale value much? Ya sirf maintenance badha dete hain? What's your experience?
