RERA registration toh sabka hota hai, but compliance kitna hai, woh matter karta hai. Pura market hi abhi slow hai Gurgaon mein, builders desperate hain toh aise tricks khelte hain. Sahi keh rahe ho. Usually, OC is 1-2% of the total cost, IFMS can be 50-100 Rs/sqft, and PLC depends on floor/view. But some builders inflate these. For a project near Airport Road, I saw IFMS quoted as 200 Rs/sqft!
Yaar, exactly my experience! Builders show one price, then jab final discussion hoti hai, toh suddenly OC, PLC, EDC, IDC sab nikal ke aa jaate hain. Mera bhi budget hil gaya tha jab Sector 67 mein dekh raha tha. It's so frustrating for first-time buyers like us.
