Gurgaon families, are Premium Builders corridor prices peaking now?
Premium Builders corridor rates have completely detached from ground reality over the past two years. We need at least a 3BHK because of kids' school admission nearby, but prices jumped from ₹14,000 to almost ₹21,000 per sqft since 2023. Is it crazy to buy now, or should we wait for a correction?

Did you check with any banks on your pre-approval limit yet? What did the RM tell you about current valuation caps for that corridor?
I don't think there is a simple yes or no answer here. On one hand, paying ₹21k per sqft feels like sheer madness when civic infra struggles during monsoon. On the other hand, kids schooling is a real deadline that cannot wait for market cycles. Maybe look at slightly peripheral options or compromise on square footage rather than taking a massive financial risk.
Wait, is it actually crazy to wait for another 6 months? Rental yields in Gurgaon are barely 2.5 to 3 percent, but capital values have doubled in three years. My brother says if supply increases with new launches, prices will have to cool down.
Baharampur Naya side pe bhi rates dekho, sab jagah wahi haal hai. The problem with waiting 6 months is what if interest rates stay steady and prices jump another 1,000 bucks? We waited in 2023 thinking it was a bubble, and now we are priced out of 3BHKs entirely. It is a terrifying gamble either way.
Honestly I feel completely paralyzed by these numbers. One property consultant told me that high luxury launches by big names are pulling the average up artificially, so resale units might be slightly better. But even in older societies near Badshahpur, people are quoting crazy numbers just because the sector next door got an ultra-luxury project. Is anyone actually negotiating 10-12% discounts with sellers right now?
Sahi keh rahe ho. I tried negotiating hard for a unit last month and the broker literally laughed saying three people are in queue behind me. It is exhausting and super stressful for first-time buyers like us.
Nobody is giving 10-12% discount in direct builder inventory bhai, at most they waive some club charges or give free parking. In resale you might get 3-5% off if the owner is shifting abroad, but even they are acting very stubborn these days.
₹21,000 per sqft sunke hi chakkar aa gaya yaar! We have been looking since last November and the math is just not working out. How can a middle class family afford a 3BHK at these rates? What happens if prices drop 15% right after we book?
To answer your fear about a 15% drop, nobody really knows if a correction is coming or not. I visited a project near Airport Road (Gurgaon side) last week, and the sales team was behaving like inventory is vanishing overnight. It genuinely creates so much FOMO, but my spouse told me to step back because one wrong move will drain our entire PF savings.
Bhai, same tension here. I keep worrying that we are buying at the absolute peak and will be stuck with a massive EMI for life. Every broker keeps pushing that prices will go to ₹25,000 next year, but can salaries really support that?
