I bought a flat near Baliawas last year. My builder was relatively transparent, but still, the final amount was almost 18% higher than the base price I was quoted. Mostly due to stamp duty, registration, and IFMS. Current market conditions in Gurugram are also a bit tricky, with prices still high but demand slowing in some pockets. Don't rush into anything.
Hidden costs mein sabse pehle toh stamp duty aur registration charges hain, jo ki property value ka 7-8% tak ho sakte hain. Phir GST on construction (agar under construction hai), internal/external development charges (IDC/EDC), power backup charges, club membership, parking charges, IFMS (Interest Free Maintenance Security) aur legal fees. Total 15-20% extra pakad ke chalo minimum.
U11, haan, 15-20% is a pretty standard estimate for all these extra costs in Gurugram, especially for new projects. It can even go higher if the builder adds surprise charges later or if you opt for premium fittings. Best to factor in 25% just to be safe.
15-20% extra? That's a huge amount! Is that percentage generally true for all projects in Gurugram or specifically for properties in Sector 74A?
U4, you missed out on home loan processing fees, property tax for the first year, and then the actual cost of interiors like modular kitchen, wardrobes, lights, fans. Log sirf flat ka price dekhte hain, but yeh sab bhi lakhon mein jaata hai. Mera budget toh already tight hai, yeh sunke aur darr lag raha hai.
GC Homes Sector 74A? Bhai, thoda research kar lo. Unka track record kuch khaas nahi hai past projects mein. Mere ek dost ne ek project mein book kiya tha Airport Road ke paas, abhi tak possession nahi mila hai, date pe date de rahe hain. Hidden costs toh baad ki baat hai, pehle builder ki credibility check karo. Don't fall for fancy brochures.
U8, usne 2020 mein book kiya tha. RERA mein completion date extend ho chuki hai do baar, ab naya target 2025 hai. Original 2023 tha. So, delays are a real problem with them. Aur penalty bhi nahi dete time pe.

Exactly! I heard similar things about their project near Baharampur Naya. They are known for delays and then demanding extra charges for 'upgrades' right before possession. Upar se maintenance charges bhi high hote hain. Be very careful.
