Gurgaon flat: Hidden costs messing up my budget
Visited a JMS Group project near Officers Colony last Saturday, looking for a 3BHK for the family. My wife really liked the layout, kids ke liye space bhi accha tha. But yaar, jab final quote dekha, laga kuch toh gadbad hai. Base price se bohot upar jaa raha tha. Sales guy was quoting on super area, and I felt the carpet area was quite low for a 3BHK, maybe 1400 sqft super area for like 950 carpet? Honestly not sure if that's standard. Then he mentioned some 'fit-out charges' and 'club membership' that weren't even in the initial brochure. Is it normal ki possession ke time itne saare extra charges aa jaate hain? Like, what about electricity connection, water, maintenance deposit, PLC? Kisi ne recently Gurgaon mein flat liya hai? What hidden costs should I be prepared for, especially around Sector 82-84 ya Golf Course Ext Road? Don't want any surprises when kids' school admission is around the corner.

Yaar, this super area vs carpet area thing is a big scam. I bought a flat in Sector 84, Godrej project, 1600 sqft super area and only 1050 carpet. The difference is huge! Plus, the electricity and water connection charges came to almost 2.5 lakhs for a 3BHK. Builders quote low base price and then pile on. Always factor in at least 15-20% extra over the base price for all these charges, stamp duty excluded.

I booked a 2BHK near Airport Road (Gurgaon side) last year, and after all the charges – PLC, maintenance advance, power backup, club, even a 'smart home' package I didn't want – it added almost 18% to my base price. To answer U8, I tried negotiating on those charges, but builders are very firm these days, especially with current market conditions in Gurgaon where demand is high. They hardly budge on these 'mandatory' extras.
2.5 lakhs for connections? That's insane! Did you manage to negotiate any of these charges down, U4? Or are they non-negotiable across the board? I'm looking near Golf Course Ext Road and dreading this.
JMS Group? Thoda track record check kar lena. PLC, IFMS, club membership... yeh sab toh standard hai, but fit-out charges naya sun raha hoon. Did they give you a detailed breakdown of all these charges in writing? Make sure you ask for that, otherwise they will keep adding things.

Yes, they give a breakdown but it's usually vague. For my project near Basai, the sales guy just said 'miscellaneous charges' for fit-outs. It's a way to inflate the final price without showing it in the per sqft rate. You have to push them hard for specifics, U3, otherwise they just brush it off.
