DLF Camellias — planning a site visit soon, but ek doubt hai. I'm looking at projects like this, they seem amazing on paper. But honestly, I'm a bit skeptical about the reality. They show these grand clubhouses, pools, and sports facilities, but post-possession, kitna use hota hai ya just showpiece reh jaate hain? My parents keep saying these things sound great but get neglected. Also, maintenance charges will be high, I know. But is the service actually good for things like security, power backup, and lift maintenance? Ya sirf paper pe hi achha lagta hai? Experienced buyers, please share your thoughts. What's the real ground reality for these high-end projects in Gurgaon?

It's a mixed bag, to be honest. When you're paying ₹73.1 Cr – ₹167.6 Cr, the expectations are sky-high, and builders know that. Some projects genuinely deliver top-tier service for a few years, then it slowly dips. Others are just for show from day one. It heavily depends on the builder's long-term commitment and the RWA's active involvement. My advice would be to talk to existing residents, not just the sales team. Aur haan, hidden charges ke liye bhi ready rehna.
Sahi baat hai, U7. Builder sirf paper pe achha lagta hai. My cousin booked in a project near Basai, and after possession, the promised 24/7 power backup was more like 18/7. Lift maintenance bhi slow tha, bahut complaints ke baad bhi. Ground reality is often very different from what's shown in brochures and during site visits.
Exactly! Upar se maintenance charges itne high hote hain. Mere ek relative ka experience bahut bura raha hai ek high-end project mein near Badshahpur. Security guards frequently change, power backup generator aksar late start hota hai. So, is the service actually good for these critical things like security, power backup, and lift maintenance, ya sirf paper pe hi achha lagta hai?
Okay, but on the flip side, the prestige of a DLF Camellias address is undeniable. What about resale value later? Does that compensate for the high initial cost and maintenance?
Not always. With 429 units, the supply is also decent. If too many people want to sell around the same time, it can depress prices. It's not a guaranteed appreciation machine.
Resale value for these ultra-luxury projects like Camellias can be tricky. Current market mein, high-end properties ka demand hai, but it's very niche. Location premium hai, toh long-term mein appreciation ho sakta hai, but immediate flipping is tough, especially with such a high price tag. You need to find a very specific buyer.
Bhai, exactly my thoughts! DLF Camellias dekhne ka plan hai, but I'm so skeptical. These projects, especially in the ₹73.1 Cr – ₹167.6 Cr range, show off grand amenities but post-possession, kitna use hota hai? My biggest fear is paying through the nose for maintenance of things like the clubhouse and pools that just become showpieces. Plus, they promise top-notch security and power backup, but is the service actually good for these things or just marketing fluff? Gurgaon mein high-end projects ka ground reality kya hai, any experienced buyers?
Sahi keh rahe ho. Mere friend ne ek project liya tha Airport Road side, Gurgaon. Unhone bhi bade-bade promises kiye the clubhouses aur sports facilities ke. Initially sab mast tha, but 2 saal baad, pool ka maintenance down hai, aur gym equipment bhi purana ho gaya. Toh, showpiece wala point sahi hai, unfortunately.
Totally agree with you! Itna paisa lagane ke baad bhi agar amenities sirf naam ke liye hon, toh kya fayda? My budget is already stretched, aur extra high maintenance charges ka soch ke hi darr lag raha hai. I hope someone can shed some light on this.
