Gurgaon independent floors: Are the carpet area promises just a myth?
₹4.25 Cr for an independent floor in Gurgaon — is this the new normal? I'm currently in a 2BHK in Sector 57 and thinking of upgrading to a 3BHK independent floor. Already have a home loan, so the EMI will be a stretch. I've been looking at Ashley Estate Floors 7, jo ₹3.70 Cr tak mil raha hai, aur Satguru Homes Floors 8, jo ₹4.25 Cr se ₹7 Cr tak jaa raha hai. My main concern is carpet area efficiency. Builders show huge super areas, but actual usable space kitna milta hai? Is the premium for Satguru Homes justified for more usable space? Ya phir, is it just inflated pricing? Not sure if the price jump makes sense for a 5-year appreciation. What's the real ROI in these projects, especially with stamp duty and all? Any experiences with either builder on actual carpet area delivery?

Your point about carpet area is spot on. I’ve heard many horror stories. For Ashley Estate Floors 7, it's a completed project with RERA A51700033682, possession already given on 2023-12-01. Only 4 units hain, so maybe that explains the high demand for those. But Satguru Homes ka pricing range is huge, ₹4.25 Cr to ₹7 Cr, which is a red flag for me. What exactly are they offering for that extra premium? Better to stick to facts and check the RERA carpet area on paper.
Bhai, ₹4.25 Cr toh bahut zyada lag raha hai for an independent floor. Main bhi 2BHK se upgrade karna chahta hoon but ye prices dekh ke darr lag raha hai. Carpet area efficiency ki baat toh bilkul sahi kahi, builders bas super area dikhaate hain. Kya sach mein itna premium justified hai for Satguru Homes?
Usable space ke liye itna paisa dena bekar hai. Ashley Estate ka carpet area check karo, maybe that's better value for money.
Mujhe bhi laga tha Satguru Homes accha option hai, but jab site visit kiya toh carpet area aur super area ka difference bohot zyada laga. They count balcony as part of carpet area sometimes, which is misleading. Be careful with their sales pitch.
