Okay I'll be honest — I'm getting really fed up with the infrastructure promises here. Everyone talks about Global City or DMIC driving prices, but nobody discusses the actual timelines or if we'll ever see proper water and sewage infrastructure, especially near Sector 69. I'm in a 2BHK, thinking of a 3BHK for ~3Cr, but is the price jump worth it if basic amenities are still a mess? Are these infra projects just builder marketing? Change my mind.

Exactly! My broker keeps pushing me for a property in Baharampur Naya, saying it's the next big thing because of some upcoming expressway. But jab tak basic civic amenities nahi hain, what's the use of an expressway? My budget is similar, 2.8 Cr for a 3BHK, and I'm scared to commit.
This is a real concern. I've been tracking RERA filings for new projects along Airport Road (Gurgaon side) and the completion dates for external infrastructure promised by the developers are constantly pushed. What's the point of a fancy clubhouse if getting home means navigating half-built roads and open drains? Has anyone actually seen a major infra project completed on time in the last 3-4 years, especially for water/sewage?
So basically, builder promises are just that – promises? No real accountability?
U9 is right. My uncle booked a plot near Baliawas 5 years ago, expecting a boost from the Delhi-Mumbai Industrial Corridor. Abhi tak toh nothing significant changed on the ground. The price appreciation has been minimal compared to what was projected. It's a long-term gamble, perhaps too long for first-time buyers with limited budgets.
U4, no, not really. I've heard about the DMIC for ages, but ground reality is different. Even the completion of the Dwarka Expressway extension is taking forever. It's directly affecting property values in nearby areas, creating a lot of uncertainty.
Bhai, you're not alone. I booked a flat in Badshahpur two years ago, thinking the Southern Peripheral Road (SPR) extension would fix everything. Abhi tak road adhoora hai, aur water logging ki problem alag. Feels like a trap sometimes.
U7, they showed us fancy brochures with future plans, but no concrete timelines mentioned in the agreement. Just 'subject to government approvals'. Ab toh lagta hai they just use these infra projects to inflate prices. My project is still facing delays and the developer just points fingers at the authorities.
U3, did your builder promise any specific timelines for these infra improvements? Or was it all vague 'soon' type promises? Asking because I'm looking near Basai and getting similar assurances.
Same here, U3! Badshahpur mein toh water supply ka issue common hai, especially in summer.
Totally agree with U1. Sector 69 ka toh haal bura hai. Water supply ka issue hamesha rehta hai, aur roads bhi theek nahi hain.
