The infra project hype in Gurgaon is real, but I'm trying to figure out actual investment windows. Dwarka Expressway almost done, Global City coming. Beyond Golf Course Extension, which sectors will *actually* see solid appreciation? Builders push IT park proximity. Is that real demand ya just marketing near Sector 44? I work in RE, but buying for myself is tricky. Kahan paisa lagana chahiye?

Yaar, this is exactly what's on my mind! First-time buyer hoon aur budget bhi tight hai. Dwarka Expressway ka hype toh sunn raha hoon, but asli growth kahan dikhegi? Koi bolta hai Sector 82, koi bolta hai New Gurgaon. Main toh soch raha tha Badshahpur ke paas kuch dekhun, wahan thoda affordable lag raha hai. Kya wahan bhi appreciation milegi ya sirf Golf Course Extension hi king hai? Confused af!
Badshahpur mein abhi bhi builder inventory bahut hai. Price pressure rahega. Wait karna better hoga.
Badshahpur ka potential hai, especially if you're looking long-term. My uncle booked a plot near there a few years ago, and the value has already seen a decent jump. But connectivity is still a bit of an issue for daily commute, so depends on your office location. Dwarka Expressway is for immediate gains, maybe.
